The second duplex was like an episode of Hoarders and needed significant work (including an eviction and terminating the lease on the other side, however, I knew that going in and we discounted the price accordingly knowing that significant renovations were needed.

Hi, I've listened to some episodes of the Landlord Diary, and many hosts mention that when they do rental arbitrage, they price their properties at 2 to 2.5 times the base rent.

I remember hearing some really great seller financing advice on a BP podcast, it was probably episode 13, i'd check it out if you haven't yet!

Those previous episodes, etc., definitely put people in a state of FOMO but that's really upon the individual and their discipline.
