I'm assuming if this was an option everyone would already be doing it but I am just curious from a professional to understand why this isn't an option.I received a question from a friend that was somewhat similar to mine above which got me thinking.

If you are going to start BRRRRing in Philly assemble a team of real estate professionals who can help you with market analysis, location, title and financing.

And, as a California real estate referral agent you will still be able to keep your CA real estate license active (professional status), help your friends and family, get paid commissions, take the many tax deductions being active status, and also 0 Realtor board or MLS.

I've always gotten the "feeling" that they are trying to do the right thing.1 or 2 clients having an issue with a builder is understandable. 15 is at best, professional negligence.

And even with PMs, with only 10-12 units, you are likely working with the same PM groups that will do SFR and small multi's, versus the (typically) more professional large MF management groups that will only take on 100+ unit properties.
