Taste and style changes more frequently in these areas, so they feel dated faster.  

I find the checklist they send helpful.When I have a step completed or know I'm in a lengthy part of the process, I inquire less frequently.

I agree with @Connor Hibbs's comment on terms for first time flippers and if this is something you want to start doing more frequently I'd look for lenders that offer some type of rewards program to gain better terms through doing repeat business.

I'm frequently surprised at how some people live. 

But that's not very frequent.

The first thing I'd recommend is focus on a market where you either 1) currently or have previously lived, 2) have family/friends that live there, or 3) travel to/vacation there frequently.

I want to be somewhat hands on so I would pick markets that are driveable for you and visit frequently.
