You might want to think about pulling up the carpet and taking a look. (2) Maybe the water delivery piping under the floor, hot or cold, has developed a pinhole leak and is spraying onto the subfloor from below.

You can break out and deduct some parts of the rehab (appliances and carpets for example) but will have to slowly depreciate the rest of it.

I raised the rents to bring them closer to market value, though still not at full market rates.It’s now been four months since the rent increase, and Tenant A has requested hardwood flooring to replace the carpet, which I believe has been there since they first moved in.

You basically add it to the cost of buying your property and then slowly depreciate.Some parts of your rehab, such as appliances, carpets or driveway/parking can be written off immediately instead of being slowly depreciated.
