Carpet is a no go.

You might want to think about pulling up the carpet and taking a look. (2) Maybe the water delivery piping under the floor, hot or cold, has developed a pinhole leak and is spraying onto the subfloor from below. 

I have kinda been against installing carpet but it might be an easier and cheaper alternative.I would love any and all thoughts.

You can break out and deduct some parts of the rehab (appliances and carpets for example) but will have to slowly depreciate the rest of it.

Also just replaced carpet and painted the walls because there was water intrusion from heavy rainfall.

You basically add it to the cost of buying your property and then slowly depreciate.Some parts of your rehab, such as appliances, carpets or driveway/parking can be written off immediately instead of being slowly depreciated.

Avoid putting in cheap items and put in more durable - tile vs carpet, mini blinds vs faux wood, lights instead of ceiling fans.

Unfortunately, this isn't always an easy relationship.What if you, as a buyer, like a home but despise its wood-paneled walls, shag carpet and lurid orange kitchen?
