There could be some real interesting back and fourth discussions to be had on the pro's and con's and risk's of these sub $200k houses in the Midwest, but I've been through thousands of tenants at thousands of these 100 year old properties in my career, and I've never been sued for a sidewalk slip and fall.

Unfortunately, I learned the hard way that it wasn’t the best investment (actually the worst I've done in my short investing career).

The only thing that bests fear is courage and we only need a mustard seed of that to get things going...People often spend money on college and never go in to the field they spent that money on...the greatest lessons and the ones most remembered are learned 'on the job'.Wishing you more good news in the future and an exceptional 2025.

Many others on here have said the same thing, but at your age i'd focus on career.

Without a doubt, having more experience in the field is valuable.

This one happened to be 2-Day Field Trip Bus Ride where we would be able to ride with him through Jacksonville and see real properties, where he made real money, and how he did it.
