The challenging tenant irrelevantly refers to the other tenant’s sex life when confronting them.Multiple tenants have independently expressed similar complaints about the challenging tenant.Reading the lease ( Copy of Lease ) more carefully, we realize now that it could be stronger in areas of being able to terminate the lease - a lesson learned for future tenant leases.The challenging tenant’s lease ends in August 2024, but we were wondering if there is anything that we can do to terminate her lease early based on the lease that we signed.

The Fair Housing Act is what applies to privately owned property (with the exceptions Bruce listed above) and it forbids discrimination against prospective tenants because of their disability as well as race, religion, sex (including gender identity and sexual orientation), skin color, familial status, and national origin.

@Brian Cam When a person has a property within a trust this just gives them a type of protection from a legality standpoint; however, this is not the best protection in my eyes (this is just my thoughts, and information that I read).

It is inevitable that when you are in the MHP/Affordable Housing space you will have applicants who are Felons, Drug Addicts, Sex Offenders and have poor credit.Here is how I handle each of them:Felonies: It depends on the felony but we don't allow any felon that had the crime occur within the last 2+ years and I am very careful about this.Drugs: I try to be compassionate but I have found that any recent drug offenses lead to a lot of bad behavior.
