We had a great friend and realtor who assured us these first few properties were going to cash flow, and we jumped in.I remember pulling up to the first property after we closed on it, and having butterflies in my stomach as I walked up to introduce myself to the new tenants.

I thought I was over the "nerves" of buying, but I still have the butterflies when I think about a bigger property like that. 

I'm not buying anything at these CAP rates, which contributes my little butterfly flap of energy to the downturn.  

And I still get somewhat of little butterflies in my tummy, about making the offers...the emotion of dealing with a seller is exciting.  

But in the short 2 years, 4 out of the 5 houses in front of mine have been bought by investors and gutted.. and im right on Ocean ave/MLK, which is def not a stroll my baby around chasing butterflies type of scenario even in daytime.

Any system with that many variables could be upended by the flap of a butterflies wings.All that being said long term trends like global warming (please don't start a debate) can be seen clearly by measuring consistent changes.

The planet is anything but butterflies and rainbows and it doesn't take a rocket scientist to figure this out- but I believe that their are more people out there that want to help mutually grow with you than watch the world rise or burn on their own.
