I'm currently planning to purchase a commercial multifamily building in Chicago with the proceeds of a 1031 exchange.

Keep that in mind and just proceed with the utmost caution. 

Trump is talking of selling off government buildings and getting the federal government or GSA mostly out of the real estate business. 

Only downside is that you can never 1031 the 721 proceeds again.

It’s online only but purpose built for business owners and they have automation for those applying the Profit First cash management system.

Thoughts on how to proceed?  

Given the circumstances, I’m unsure whether to proceed or back out of the contract.

We purchased 133.7 acres January 20th of 2024, we then proceeded to subdivide 4 building lots, ( two 10 acre lots,  and two 2 acre lots)  which included costs associated with septic testing,  survey & subdivision, and property maintenence required to market the building lots.

With the sell of this home I will have approximately $140k in proceeds that i planned on using to invest with and start flipping houses.
