I wouldn't waste my time with finding what others call "A" deal, I'd focus it towards building the "deal" conveyor belt. 

It's a super affordable real estate market where you can still find deals that hit the 1% rule anywhere from $120-180k purchase price.

Its really hard to say it depends on a lot of things - My rule of thumb - especially when its higher than I think it should be, is to get at least 3 quotes.

It's called building bench strength.

@Clark Harbaugh, Given the favorable tax rulings over the last few years (in particular revolving around trusts and their equaling a beneficial interest in the underlining propery) the IRS has actually been much more lenient (or at least silent) on these issues.
