Just a heads up, I have a property in Vineland (buena boro) and when I filled out the application for rental, they make you list either a property management company or someone who will be responsible for the property who lives within the Vineland city limits.

Bad news for Buena Park on this (which is common for probably a majority of cities).

I'd look at places like Salida, Buena Vista, Leadville, Grand Lake, etc.

Loveland, A Basin, and Winter Park are fairly close as well as Black Hawk.Personally, I'm looking at Buena Vista. 

For example, Floridays, Lake Buena Vista Resort and Spa, etc

Also keep in mind that you are not competing with a lot of new construction, so this make everything in the neighborhood that is old real attractive to value add as well as Lakewood, Buena park etc.
