Hey John, I’m going to give you a bit of a different answer here, beyond the usual high-level stuff, I think your question goes deeper than something that can just be answered in broad strokes.

10 mile radius is way too broad for rent comps. 

For example, Fountain Square or the Near Eastside will jump to 30 days on market around Halloween, despite the fact Broad Ripple or Fishers will remain ultra-competitive because of their respective higher demand / low inventory. 

As other suggested the places you mention above are a broad spectrum, so I would first take a look at / underwrite 10-15 properties in each area.

You aren't buying a home for yourself, so if you cast a broad enough net you can find seller's in difficult situations and negotiate a better deal.

We are just starting out in all this and I have been looking at a few potential broad markets/states to start doing OOS investments, potentially in Ohio, Alabama, Connecticut, North Carolina, Illinois, Minnesota (I know - lots on the list). 

You are being very broad- each market is it's own market- and you can't categorize this broadly.
