Again that said if your in a market which supports student rentals that could be a good strategy or i just had a client who did a great job with a small lets call it "boutique" Mobile home park which was sitting on the market so it just depends on the opportunities around you.

Many boutique/smaller cohosting groups actually allow the owner to have their account attached as the primary host meaning all reviews stay with the owner!

Unless the property is really special (boutique hotel experience) I would think MTR or STR rents are not going to be as high as for an equivalent SF property because you lose the upside of the privacy and gain the downside of shared walls, noisy neighbors and everything else that goes along with multi-family.
