I've looked into the one-stop shop tools, but none are quite as good as these individual tools yet in my opinion. 

They stopped paying the lender and wanted to work something out with the lender but the time is running out (ie the management company did not do any significant improvement during the forbearance period) One of the LP just emailed me and said we need to raise 65k to enlist help from this company.

Even when you buy a property with tentants, you also have the risk that they stop paying you and since you didn't screen them, you are left with just hoping they won't do that.

Others may argue that higher rates are bad as it drives up their borrowing costs. 

I could go on about door stop 5 minutes and replacing toilet seat less than 5 minutes….. the dead bolt if you are getting paid to be a handyman you better be able to do a deadbolt in lesss than an hour same as ceiling fan these are not ground breaking repairs.

Financing a Multifamily (5+ units) project for a 0 experience borrower will be just about impossible to find. 

If this is simply you not wanting to accept partial payments and the rent is current, stop accepting it - and send a Lease Violation/Notice of Quit for Non-Payment of Rent - and force the full rent to be paid per the lease or start eviction.
