I've been on this board since 2010 and haven't found an example yet.

I understand it was (allegedly) caused by a kid, but parents must take responsibility for their children's actions.

I've had many renters with kids that stapled posters to walls and left hundreds of tiny holes.

Too many REI use the "dart board" analysis, which means they search for properties on an individual basis, when they should be looking for markets to invest in. 

There are two items that you need to completely solve this problem for your rehabs: properly built Design Boards and a Finish Schedule.

Especially if you have cute little kids and a pregnant wife. 

Similar to having kids that could do something stupid and have that come back on me.

You should take a break from buying if the deals don't match your buy box, you are out of money, or for several other reasons (partner isn't on board, over-leveraged on different properties, acting out of FOMO, etc.).
