Most of my Raleigh, Nashville, Houston, Dallas, West Palm Beach one's are bought in the $400k-$700k range then I added $50-$150k in renovations.

So I'll be buying closest to the beach.

Long Beach is so fringe oriented and prices are so high that it is pricing out the low income people out.

Vacation rentals are usually much nicer, are close proximity to attractions (beach, mountains, lake, theme park etc) and have nicer or more ammenities.
