I feel like this may be the best opportunity for house hackers as there will be some early adopters who capitalize on it because you can basically turn a single into a multi.

In my case, I went with a basic personal loan initially because it was more lenient with my lack of work history, even though the rates were slightly higher.Some resources, like Loansinfinland.fi, can be super useful for comparing loan options for unique situations like yours.

But, basically it's experience that wins the day.

Educate the land owner on the potential profit run the numbers and go over the basic proxy and blue prints.Make sure you have a seasoned and qualified Builder/GC because they can be a deal killer with wasted time and inflated material and extended completion dates.

For me personally, as a property manager and business owner, I truly believe this is not only about real estate, its a business of building relationships, and I think just being aligned with the basic principle that what we put out is what we get back, so I would be remissed not to oblige a new investors inquires. 

Basically, you're gambling on the second appraisal and at most you will lose the $1000.  

Will Investor Edge allow us to see a Demo b4 paying the $4000 to get started They will, but the demo is basically a white labeled Prop stream.

That 2nd requirement is  what makes it close to basically impossible with a W2 job.
