You exchange into a property that is later contributed to the REIT for a membership/ownership/stock interest.These are all pretty awkward for a reit to invest in with small investors. 

So with this sort of investing goal, it's seemed like the BRRRR method sort of puts an investor partnership in an awkward middle place between an LLC and a S-Corp.

Which I think would be extremely awkward and a huge can of worms.

I've been able to locate solds on realtor.com before, just a awkward user interface. redfin, might work better for the task.

I've seen other landlords take efforts to avoid an awkward conversation,  post a notice without a heads up, only to have the tenant completely freak out and take out on the property.  

I just don't want to start the conversation off awkwardly.

If @Chris Corbin goes too hard with a sales pitch about "all of the benefits" it could get awkward. 

Being that I have no background in real estate one of my struggle is that I always find it a little awkward reaching out to the cash buyers.

I real outgoing and lively so this wont be an awkward encounter I promise haha.
