Most of the attendees are new investors that are either looking for their first property, or folks with 1-4 units. 

I was just in Los Altos Friday night for a meetup and one of the attendees stepped out back of the Pizza joint and fired up a doobie asked if I wanted a hit.. told him if i did that you have to pick me up from the floor..

I would suggest finding your local real estate meet up group and call some of the attendees or, attend a meeting.

It may give sticker shock at first glance, but I recently attended an AirBNB forum on host2host.com (specifically about AirBNB.org) and the folks from AirBNB were in the zoom meeting (4 employees) and gave us attendees better insight into the pricing changes we are seeing.
