The current landlord for this property is kind and is more willing to pay for replacements on the home which I believe is mainly because she used to live in the home so I didn't really need to spend much for any problems that arrived other than minor things the home is over 150+ years old so it has its quirks.The tough part is that I am paying a bit more in rent for this home but it has a lot more potential than my other unit, it has a good-sized backyard which I'm debating on adding a hot tub or a fire place but seems like a fireplace may be better maintenance and cost wise.

It's just compound interest, same as your credit cards (average daily balance times the monthly periodic rate (or some similar formula - check the terms of your HELOC) plus 1/120th or some similar fraction of the principal balance to arrive at the monthly payment).Also, check your definition of "amortization".

There are pros and cons to using DPA with your average conv/fha loans ( yes this is how you arrive at 0% down or 100% CLTV or combined loan to value financing).Conv and FHA lend up to 95-97% so that remaining 3-5% down is covered or partly covered by the remaining local DPA programs.

It was truly the wild west.For the same reason I said several years ago the price of houses weren't going to crash due to supply and demand and the supply being so low, I believe the same thing is going to happen out here.There was an oversupply of building going on 2 and 3 years ago out here especially on the bigger cabins.

A $200,000 duplex might have identical rents in municipality “A” and municipality “B” but the property tax rates will vary, local regulations will dictate licensing requirements, labor rates will vary & the particular location will dictate insurance premiums since insurance carriers will weigh local replacement costs and whether the municipality is viewed as being a “plaintiff friendly” in arriving at insurance premiums.Better situated assets will attract better tenants.
