If it is free and clear look at an installment sale, give her full price with payments so you can net a positive cash flow, and the note survives her death so she can pass the note (cashflow, like an annuity)  onto her heirs instead of a property with headaches.

If that's all you are doing and have cold feet, stay in a fund, annuities can be had from insurance agents.Besides the money, I liked knowing my money wasn't backing some sleezy corporation, polluting the ground or air, wasn't used to make people fat or die, that it had a social purpose, built dreams for families, kept an elderly person in their home, gave people a chance to build a nest egg or go into business.

As an insurance broker I find small business owners with income tax issues all the time.I recommend SEP IRA (funded with an indexed annuity with a 10% bonus on first years premium), 412i, a Koegh plan, or safeharbor 401k.Most Americans dont start paying themselves until Thursday or Friday due to the amount of taxes on everything, deducting retirement contributions is a way to gain back one of those days.

Buying these can be pretty easy as sellers walk away, it's fun to me, no better way to fill in a few hours in an afternoon than buying a house, putting it under contract.RE is much like an annuity, you can buy or get in for immediate income, you can buy and flip it for a spread, you can buy and hold and not take much out allowing it to accumulate for a back end profit.
