The unobstructed water views for both front STR units can be challenging to determine additional value compared to other 3-unit properties without views.

The HOA pays water/sewer for all cabins, and this was $9235.97.Our largest expense is landscaping/law maintenance, which is $12,200 for the year and proposed to be $14,400 for next year. 

I agree with Nathan (don't forget to price running extra water, sewer and electrical lines).  

I used to live in the city and the taxes and water bills are nightmares.

Did nobody ever stop and say "oh, hey, maybe we should keep water pumps going because, ya know, no electricity no water pumping, NO WATER". 

I read that as meaning that a $100,000 property can have $15,000 of deferred maintenance as long as its not immediate roof work, outdated wiring, mold or water issues.  

For Enclave, it seems that if we manage and post on Airbnb, our guests cannot use the water park/amenities. 

For many, it allows people to test the waters to see if they enjoy being a landlord. 

Remodeling, painting, carpet, flooring, light or water fixtures - sure, I'm good with that.
