The worst part was both appraisers used comps from over a year ago, and in a hot market that makes a big difference, and I'm confident they were anchored on the purchase price  (both acquired ~15 months ago) even though we invested in upgrades.

In good to better shopping centers, e.g. well positioned un-anchored strip centers with chain store tenants or strong grocery anchored centers, it's very common.

Other problems I have with 4-plexes in Las Vegas:• Cash based tenants tend to have relatively few possessions so they can "load and go", nothing is anchoring them to the unit.
