All agreed that we would much rather use our company as the front man (if you will) and then use a viable agreement/contract to list purpose, profit allocation, rights (including voting) and obligations of persons under agreement, amendment and dissolution criteria, and duration of joint venture.

Amendments such as that typically need a certain percentage of the association to vote in favor of the amendment for it to succeed, but it does happen.

The common area language should dictate that personal items are not stored in common areas, it may also address maintenance of those areas, but you will need to amend it to address outdoor furniture and grills.
