I'd say we have found most by word of mouth, CL, or vendor truck advertising.

I dont think you can invest in 10 or 20 deals and everyone works as advertised.

I haven't personally dealt with any crazy insurance premiums such as the ones people have been advertising in like Tampa, FL.
