I made my money lending them money to sTudents to buy property..

It was a big project in terms of the amount of work it needed, I just ran out of time with my lender going through the garbage with the contractor, finding a new one, and finishing taking the longest. other than that I would've let it sit on the market to get closer to what I actually wanted for the property.

I am curious if that is actually what happened?

Training bizz is a HUGE money bizz..

If so, they can sell within 2 years and not pay capital gains taxes on the sell of the home.They could take that money and buy multiple rental homes in other areas if they wanted, or use the money to downsize in to a different home while still having money left over.

I would like to put the money into purchasing another investment property.

The money spent doesn't make sense vs the increased rent.

How do you become a broker for hard money lending? 

I'm not too sure about the actual walls though.
