I’m actively seeking to purchase either a multi-family or duplex unit in the Columbus area  for a medium rehab project. 

One group is now offering a pref equity investment to rescue their deals, while they still actively market how they have never had a capital call (technically, accurate, but in spirit very deceptive). 

So, if you have 10 units and you are going to pay $1,500 a month and you are working on an active income job, too, this is an easy switch due to the labor mentally and physically (even if it is just phone calls) to get these rentals running as a well-oiled machine.  

Sounds like this could possibly be a Schedule C activity so keep self employment tax in mind.

I am actively expanding my STR consulting business!

I have been investing in real estate for the past 15 years but more actively for the past 10 years.

This would be an easy decision however I do not think you can come close even with you being active in the process.

Sounds like things have changed a lot since 2016, and it's helpful to hear from someone who’s actively operating in the area.I completely get that this is a different market dynamic.
