I have the nolo press book, "California Landlord's Law Book: Rights and Responsibilities " but it doesn't address this specific  scenario.  

Does anyone have any recommendations for board games, apps or video games that “accidentally on purpose” teach these things as well?

Makes me truly happy to see people who understand some of the 'hidden' benefits of CVLI 👍💪👏But, agree with @Thomas Rutkowski in that you'll be hard pressed to find CVLOC rates at present that beat policy loan rates. 

And secondly it seems most of the people would be hard pressed to pay for the lunch if it weren't free.

The big, pressing, motivator in my choosing to start with STR is my recent learning about the "STR Tax Loophole" and especially "bonus depreciation."

But politicians dont want that, they keep pressing that peddle down, more and more and more thrust.

Since a covered peril (wind) triggered coverage, loss or rents/income would then come into play.Unfortunately, if you have neither flood or wind coverage under your policy, and that's what's caused all your damage, I think you'll be hard pressed to collect any loss of rents/income from your carrier.
