I’m looking for local forums, groups and or networking opportunities in Washington D.C where I can connect with other investors or wholesaler professionals.

In our lovely state of WA once the removal is approved, it could take another week or two until the sheriff gets to the property and posts the legalese paperwork on the door(they are busy), basically telling the bum that he will be tossed on XX date. 

I currently House Hack in Everett, WA (near Seattle) and utilize FurnishedFinder for our basement ADU with great success.

Will your focus be on WA?

I live in WA.

It's similar to a GPC in downtown DC, it may get you close but you will be jacked up if you can't apply some other stuff yourself.
