I think we only saw the first wave from this, and are now into consolidation and normalization, from which sustained growth will next come, if not already is here in early days of it. 

Syndication is basically buying economy and riding major economic wave , the value add portion only can add value to comparable 0.5 cap only.financially speaking syndication makes hell lot of money when LIBOR is below swap …… need proper timing when to invest at CRE ….

I am well aware that nobody who bought into this was thinking in purely analytical terms when they bought it -- there was a national media figure freshly retired from a network a lot of people trust at the head of it, waving them in.

So what is the next wave to hit our economy and real estate mkts?

Expenses AFTER the in Service date are then considered for repair vs improvement and then applying De Minimus Safe Harbor considerations.So frustrating to be the only tax professional commenting on this thread that is waving her arms and say HEY!! 

Housing in Portland and surrounds has also skyrocketed - and those pricing waves are also moving out in concentric circles.

Since we are the first and the front runner by volume, we tend to experience the wave first before it ripples throughout the industry. 

And just rode the wave of RE through all sorts of different RE ventures..
