The "fair market value" parks they compare us to is not even close.Regarding our park, in NYS, the owner is responsible for moving the home off the lot in cases where we are evicted (to somewhere it can be put - the company then could charge storage fees if the owner wanted the home moved to another site) i, that is state law as we own our home and rent the lot.

In case you haven’t read the previous responses or haven’t walked a mile in a landlord’s shoes. 90%+ of your problems are caused by your local/state government that you seem to be giving a free pass.

I can build a mini storage or whatever as long as the zoning is compliant.

I like storage units, that's actually a good idea I didn't think about at first. 

The ground floor has gas hookups for a gas oven and that floor has its own gas range/oven and kitchen which is also controlled by a ground floor sub-panel also with access to the backyard and to a lower cellar area where they have their own washer dryer and storage area.   

So your best bet is to put yourself in their shoes and shop around just like they would be.Also, some markets are definitely seasonal, and your market rent could change drastically from winter to spring/summer.

If I were in your shoes, I’d focus on house hacking in Phoenix by exploring multi-family properties or using the BRRRR strategy with undervalued single-family homes.
