Just last month, we leased our 500 square foot condo on Russian Hill in SF for $3,000/month.

From here on, Russian, Hebrew, and a little Italiano, but no more French...

In no particular order, here are the worst 5 reasons given to us for needing a commercial real estate hard money loan5 - Bank foreclosing - was unable to make payments to due to gambling addiction4 - Need cash out to pay off Mexican police to release son from prison3 - Need cash out to buy Ferrari for 23 year old Russian girlfriend2 - Bank foreclosing because charged with homicide of loan officerAnd my all time favorite1 - To get as much cash out of properties before filing for bankruptcyYou can't make this stuff up!

To me it would make sense to do what works, and go back to that institution or person who I know can do it properly, rather than playing the "derp I don't know how to do REI math" game of Russian Roulette by picking someone random. 

Where there is a will, there is a way :) Only Russians from Ohio call them a mother in law suit ... everyone else in the Southwest calls them a "casita" ... hahaha!

@Jonathan KretschmerStudio is in Russian Hill with direct view of Alcatraz....yes it was going for $3000 before the SIP...While I am NOT surprised that I had to come down to $2800 to fetch a tenant, I AM surprised at how many listings seem to pop up at around $2200~$2400 in that same Russian Hill area... 

I don't even care if they are from a Russian troll farm in a St.Petersburg office complex paid to sow discontent, and destabilize Western Democracies.
