@Reggie Bullock you could partner with local organizations who need the housing for first time buyers, on top of that if you have a lender who won't redline the area and streamline the process it makes selling homes in the urban areas more appealing to middle income owners.

I have analysis bench marks, but I also have some set in stone red-line marks and 1% rule is one of those, and this dosn't meet that most basic fundamental.

No you still have variations across neighborhoods that are tough to account for, in my version I ended up blocking out certain neighborhoods by lat and long because they were 55+ or just had poor returns and you get so many conditional if else statements it made the code really messy, not to mention that would be illegal in a commercial setting (redlining).

I invest about 1000 miles away because that’s where the best ROI is, you can’t get anything even close to that ROI in either STR or LTR anywhere near meIn fact, I would use this general principle: if you live anywhere above the red line on this map, invest in STR below the red line
