Ridgeland is also good and there are nice pockets of Pearl.. i just sold one in Pearl to a hedgefund last fall.

I would try Continental Title because they are all over, I would recommend a different one if you are trying to close in the city.

My experience was that the bubble burst sooner in HI than in the continental US and recovered very quickly.

Some tested their concept with a booth at the farmer's market before venturing into opening a restaurant, some taught at culinary arts schools, some created a restaurant/entertainment venue, some moved their business from a high rent area such as Portland's "The Pearl" to a more affordable rent area such as Vancouver's "Downtown" or "Uptown", some simply offered the city a cuisine that was not offered before.

I left feeling full of energy, inspired, and grabbed a few new pearls of wisdom up to and including a new hold Portland initiated on rehabs that would affect a flip I'm working on now.
