Brandon, I know this isn't the advice you're looking for but a good tax professional is worth their weight in gold and I'll be honest their quote can be reasonable.

I agree with this high level (Private Money = Individual, Hard Money = Company Non-Turnkey Product).I've been begging (mostly to no avail) for better clarity and definitions here for these to avoid confusion - BiggerPockets IMO has a HUGE opportunity to set and create the "gold standard" universal definitions of loan types with just a little initiative.

Treat brokers like gold.

Every positive review on their website are from people who just found them and are happy like they found a gold nugget in their backyard and have zero experience with their accounting department or have yet to file a claim.I am thankful for finding this discussion as it helped me realize there are multiple options for STR. 

You can strike Gold or be dead in the water.

Many of these worked out but this one did not.From the real world, all investments are speculative as Silicon Valley Bank found out with the gold standard of investments- Treasuries.

@Stuart Udis you sound like one of the good guys :)  This line is GOLD, "90% of people who post on BP about entity formation or transferring properties from their personal name to an LLC cannot articulate the risk they believe they are protecting against"Its a game of risk/reward.

And the one tenant that is paying is gold.

So there are a lot of options - if you have good tenants, they will appreciate it & if you have bad ones, they wouldn't care if you gave them a gold-plated  . . . anything.
