Is this possible for a cash out refinance or rate term on 2 investment properties on the same loan that need to be refinanced and separated, or is this a unicorn by a rainbow sitting next to a pot of gold?

Needless to say, It is a constant battle picking-up leaves, sticks, and twigs.The tenants do not speak English and have created issues in the past with caused by raising chickens, large tropical birds, pot belly pigs, etc,.

@Nathan Grubb  This is not likely the fuel source, I have induction and love it but I don't think that will solve the issue and requires your tenants to switch pots. 

I fought like hell to keep the property as my brother and the lawyers wanted to sell it and put the money in the pot.

Once they step on the oven door, the BOILING hot pot will spill all over your poor child's head giving them 3rd degree burns that will require skin grafts if it doesn't kill them".  

I can get out whenever I want, and if i need a "pot of cash," I'll have it. 

I may even sweeten the pot and offer to pay them a few thousand to help them with moving costs.

It reads to me like your desperate for a builder and think they should clear bizonkers margins. 30% net is a BIG profit margin for a builder.
