For me personally with the lessons I have learned - I would build capital before buying anything to hold / flip.

This includes networking, learning from experienced investors, and strengthening your financial position.If you’re starting with limited capital, setting up an LLC and building a strong credit profile (700+ FICO) can open up financing opportunities.

Lastly, land development requires solid planning and capital, so getting the right development loan with flexible terms will be vital for success.

If you’re open to outside capital, pitching it as a long-term cash-flowing asset with shared risk could attract the right partners.I also run a private lending business and might be able to help with financing on this.

Since you have capital,  focus on the market fundamentals and quality of the real estate.
