One thing I really appreciate is their emphasis on property visits and providing a due diligence checklist, which is invaluable for new investors.

When you have a duplex and tenants on both sides stay for ten years, it almost guarantees that something isn't right.I would study your market and determine the value of your rental, because I bet you are losing money every month.

If the deal goes south and you have next to zero money in the deal, selling a short sale or walking isn't as risky for you since you aren't losing much.

If neighbor says they own it I would tell them I plan to construct a new one next to it on my property line even if I needed to lose a couple of feet of yard.
