Hello,This seems like a straightforward concept, but how does investing with multiple LPs in a real estate syndication affect the amount of equity each investor has?

:)  the wipe out recapture you mention would sure be a bummer for LPs

I'd like to know how the recent tax reforms affect passive LP investors in a syndication deal structured as an LLC with the LPs as owners of LLC membership units.  

The LPs get investors the passive investors get 75% of the profit.

I understand that there are some requirements aren't a legal necessity to obtain, but would look better for future LPs.

Being a spreadsheet ninja without this hands on down and dirty experience is a recipe for disaster as far too many LPs are now finding out.

I’m out and I just can’t believe that LPs allow this. 

This is another avenue for the person touting the investment to drain money from the LPs. 

As a reminder, Madoff "had annual audits".Part of my DD, while I do ask if a company has audits and shares them with LPs, I also ask for FULL financials: Income Statement, Balance Sheet and Statement of Cash Flows for properties through partnership level items.  

Prices skyrocketed from massive government actions and those actions first stimulated demand and later de-stimulated supply.People are not buying because they have more knowledge now...it's actually the opposite, transactions are at record lows.
