They are not greedy.

States are so freaking greedy they’ll take money you made in another state if that state doesn’t take it. 

We’re seeing a big shift on MLS-listed properties now compared to the peak a few years ago: much higher DOM for certain properties, much higher inventory in certain market segments, more price adjustments etc. lot of deals on the MLS these days because buyers aren’t active at all, while some sellers still think it’s 2022, they’re getting greedy and listing way too high then  don’t adjust quickly enough when they have zero showings or offers, and let the listing get stale, then eventually cave when all they’ve got in hand is a blood-sucking offer from someone like us ;).

Hi Greg, looking to purchase and hold, most likely BRRRR, I'm a GC by trader, and I'm used to handle projects out of state, I also have experience with flips here in Miami, but market is not great here now, I have a friend that leaves in Montgomery and connected me with some people there, so that why I'm hitting that way to start my out of state investments.  

This guy is getting greedy.

But that’s the ignorant and spoilt and greedy world that we live in. 

But if you’re both happy, stick with it and don’t get greedy.

This is stuff for men who are both greedy and lazy.

Now, I'm being a little greedy, it feels to me, but life has happened since he first moved in and things weren't what I thought they were either. 

Some still are careful to leave meat on the bone, but a lot are getting really greedy and play loose with their statements regarding ARV and Estimated Rehab Budgets.
