For sure most flippers have miserable margins and will get wipped out at the next market downturn, but for those who find decent deals with say 20% net margin and have 20% equity in the project they could double their money in the span of less than 6 monthsits about scale.. in our day we had north of 30 million working and we were making 10% NET just on the delta.. so it was a nice income.agree though those that take junior positions for 10% take on huge risk.

You have to have a S-ton of OOS rental income to offset that delta in taxes.

I used Delta Credit Union but they will only give me a 10 year amortization and they will only give 75% loan to purchase price (plus cost of work) regardless of how long I've owned the property.Thanks in advance!

It's not a substantial delta--$50 for one and $100 for the 2nd--but it's a little worrisome.The service for property 1 was impeccable; the service for property 2 and 3 was satisfactory.
