After 20 years in real estate (before DSCR loans were even around), here’s my take: Tampa and Central Florida are gold mines if you play it smart.

I own a few in Central Florida as well.  

But I also realize many people choose the direction of Appreciation first.In my hometown market (not Pittsburgh, but central NJ area), few small to mid size multi family properties could come close to cash flowing positively.

In the long term I expect Miami to outperform CPI because it is a destination location and coastal land is more constrained than inland (such as Midwest, central, etc).  

I am really leaning toward multi family units.If it matters I am in Central Michigan.ThanksShawn Realtor's license is not going to help if you plan on buying and selling properties yourself.

I need a central collection for all my "to-do's", a tracker for progress on projects (from rehabs to acquisitions to honey-do projects).

Hold the property in the LLC's name for liability shielding, and use it for rent collection, expense management, and centralized operations.

I've been eyeing land in Central and West Texas, and they occasionally have some interesting opportunities, but some of them seem too good to be true.
