The exterior was painted when we bought it, we refinished the floors, added carpet, new paint inside, refinished the kitchen cabinets, replaced a couple windows and did some minor plumbing work inside (along with getting rid of TONS of junk throughout the inside and outside of the home!)

.- Cabinets look good but I'd get rid of all the clutter above.- Take all the cheap prints off the walls. 

If anyone has any advice on starting construction, good place to find cheaper trim, doors, cabinets LVP etc, or even people in the Minneapolis/north metro that you would recommend for the job I would love to hear it.

I also found a WLB lease agreement in the back of my filing cabinet and I am using that to get the individual room leasing rolling ASAP.  

For example, redoing cabinets in the kitchen or replacing them completely..

. $3000 worth of tile, $5000 worth of cabinets, $4000 worth of appliances.

.- All hardware should be present, property secured, and in good working order (e.g. door stops, light fixtures, faucets, toilet paper holder, hand & bath towel bars, drawer/cabinet pulls, hinges, door knobs/locks, etc.).- Carpets must be professionally cleaned or, if necessary, replaced if there is excessive wear.- The yard must be in good order with no debris, either natural or other.

Although they HAVE to sell are desperate to sell, NEED to sell, they are NOT motivated.They rather pour concrete down the drain, destroy the cabinets then sell to you... at market value, let alone at a discount.So, once you truly and fully understand this,  think about it.
