It is advised to spend a bit of money to get the property to a homeowner purchasing standard.Just my opinion 🙏👍 ***********************Not sure how I ended up on this never-ending thread,– it’s been breathing for over a year. ...but since I'm hereI read through some of it, but not all, so, with that said.My impression is that maybe no one is specifically “at fault,” but maybe there was some miscommunication or unclear expectations, etc.

It's not an earth shattering idea, but it increases your income and protects you from yourself (wanting to scale too quickly, making compromises, and introduces extra risk).I'd suggest taking a breath and getting a sample size of more than 1 month of bookings before buying the next one, but I get it.

It becomes like breathing air you just know how to do it optimally without thinking about it.I have seen syndicators take on loan assumptions with marginal terms and high fees or they used floating debt just to massage the numbers so they could hit a certain projected pref (hopefully) to the investors to entice investment of capital.

I’d recommend taking a deep breath and not worry so much about ARV, CoC and just look at a way to decrease your cost of living while buying your first property.
