It may be easier to get a line of credit on your SFR if you live in it.

Hey @Joshua Beach depending on how many of these you have already done, it may be worth looking into a line of credit through a bank.

Well a rep told me to take a line of credit to pay for the $20,000 education.

For example, your credit card could have a line of credit up to $25,000 but you don't pay anything as long as your balance is $0.

I'm using a Line of Credit with them, which could be up to a million dollars - I'm using $500k to start and see how a few deals go.  

I would check with your local bank for opportunities to get a line of credit - I wish those things existed in the private lending world, but they are non-existent for the time being.

I took your advice to mean they are only getting paid on their fees, not the rate charged.Lenders make their fee 1 of 2 ways typically.Lender paid compensation= the lender/broker fee is baked into the interest rate (most transactions are done this way but it makes it difficult to understand the actual base rate of the lender because they may charge more or less than other lenders so the comparison is not apples to apples).Borrower paid compensation = the comp is paid directly by the borrower as a line item in Section A.
