Anyone claiming people are going to feel the pain later by "sitting on the sidelines" is completely amiss of the real problem.

You can try small claims court, but nothing is enforceable, so it is mostly a waste of your time...and some of the problematic tenants know this.I agree with Jill, if they do make payments, take cash or money orders-no cheques.

Aloha does updates on the property and claims they still have confidence the property will sell, and we'll get our investment back plus all interest owed since default.   

We are now appealing a denied claim with the insurance company.

You can reach out to the Title company and see if there are any funds remaining for dispersement, if so then ask if there is a way to make a claim to those funds.

You would think a company who claims to do hundreds of these things a month would have their act together and know what they needed and communicate it to us.

Or you can violate various tax rules at your own peril and claim the current rehab was dne prior to TOD.  

I also remember a time when we could claim a dependent on our tax returns even if the dependent didn't have a SSN. 

People claim that 1031 investors over pay all the time just to avoid taxes.
