I did mine when I was in the timber industry.. it was common for me to log a property then sell said property to buyer on contract.. but they had to go through the building permit process and in Oregon that can take a year or two.. so I would sell on contract.. then take my contract to my trusty commercial banker and hypothecate it..

Maybe women as a whole arent interested in these jobs or flipping houses > On my jobs the the women work as designers for the hard surface company.. we have a few women I see working for the sheet rock company doing the fine detial mudding and patch work and well when I was in the logging business one of my loggers his sister ran the log loader and was very good swinging those logs on to the truck..

my scenario was a little different I would buy 20 to 80 acre parcels in Oregon and WA.. then log them .. using the skids roads and log landings strategically ( put them were future driveways and house pads would go). then do short plats  4 lots or less.. then sell the lots on contract.. the logs generally paid for the land so we had no debt on the land .. most land buyers took a few years to get to the point they were ready for construction loans..
