I have asked similar questions on the site for my area, and received so-so advice.What I wound up doing was just spending an hour calling a number of title companies in my area.

I used a similar company to do my first flip and wound up breaking about even after fees( I split the flip with another person and a company for a 1/3rd share of the profits).

I hired a PMC to take care of placing tenants, and there is currently a problem tenant, but the numbers are fantastic and hopefully repairs will be minimal in the upcoming years.Regarding the other 4plex, a tenant left and I started doing little updates to the unit so I could rent it for market rent - but I wound up taking a hard pivot and decided to sell.
