Best way is to get a payoff on the account which i typically do during the research and consultation stage with the client. 

I worked with another realtor who he also had a lot of experience but again we were in two different stages of life and I felt his advice was not relevant to what I was trying to do. 

When interest rates increase demand eventually declines, but we're still in the fear of missing out stage.

I’m seeing flips in the 250 range are being staged.
