I dunno...there are few rental markets here where a tenant would expect the paint color to be to their personal taste.

It whould be in poor taste to do that, if you know their intention was to leave and you locked them in so you could take them to court?

Sort of an ongoing project for me but it was how got my first taste of real estate and worked out well for me.

You could build the ADU to your design taste and live in that while renting out the main house.

I’d do deals like this but I’d only pay 15k to get 500$ rent over here so it’s a bit expensive for my tastes

Snakes in the grass every step of the way just waiting for their chance to bite you and then tell their buddies that you tasted bad.Once it came out fully that the management was nothing more than a boys club full of best friends and that that smiled to your face and spoke ill of you behind closed doors; most of my direct management (the ones that were right below the upper management boys club) left immediately making the upper management scramble to fill the void and basically overly micromanage.Right before this all came out I had a vivid dream of starting a Handyman side hustle, and I didn't know where it would go but I would use the funds from my 'good' job to get the Handyman business started and work it on the side until I could do it full time.

That sounds odd but they allegedly have a sweet taste so kids will eat them, eventually leading to lead poisoning.Even if your home has lead paint, it was probably from 40+ years ago and has probably been removed and/or covered multiple times.
