I like my clients to have a basic financing structure in place before they submit an LOI, and then tweak the numbers as we progress through due diligence.

It's for one deal at a time, and it includes projections into the future based on different assumptions that you can tweak.

I did end up finding a template here in the biggerpockets file place that fit the situation and only needed to tweak slightly. 

I tweak my own search any time I want, not when my Realtor gets to it.

I use resimpli reach out to Ray Lai His partner walked me through building my postcard they even let me use my own template which I had used for a few years and tweaked it some.

Usually there is a grammatical error, or a tweak in wording that gives me pause enough to NOT click it and investigate.If people are diligent about confirming communication, this would help. 

I have not decided if I would tweak the system just yet. 

@Andrew Kuiken Run your numbers and put in offers that make sense based on your objectives, you may also want to expand your search criteria a bit as a tweak here may offer more purchase options.
